Common Questions
Are you tied to particular lenders?
No. We are an independent brokerage with access to a broad panel across banks, specialist lenders and private funders, and we recommend the route that suits your circumstances. Where a lender commission and/or a broker fee applies, we set it out in writing before you commit to anything.
Will applying affect my credit file?
It depends on the lender and the stage you are at. An initial discussion with us does not involve a credit search, and many lenders can give indicative terms from a soft search or none at all, though this varies between lenders. We will tell you before any search that leaves a footprint on your file is carried out, and we only submit a full application once you have seen the terms and asked us to proceed.
Is the finance you arrange regulated by the FCA?
No. We arrange unregulated business and investment finance only, and we are not authorised or regulated by the Financial Conduct Authority. That covers the great majority of commercial lending: business loans, asset and invoice finance, trade finance, commercial mortgages, development finance, business buy-to-let and unregulated bridging. What we do not arrange is regulated business — broadly, borrowing secured on a home you or a family member live in, and consumer buy-to-let. If your requirement falls there, we will tell you straight away and point you towards an FCA-authorised adviser.
Can you help if my bank has already said no?
Frequently. A high street decline usually reflects that lender’s credit policy rather than the quality of your business. We will look at why the answer was no and whether a different lender views the same case differently.
